FAQ

Answers for London landlords

Everything you need to know about company let agreements, our operating model, and what a partnership with Charles Street Mayfair looks like in practice.

How does a company let agreement work?

Charles Street Mayfair signs a long-term company let with you — typically three to five years. From day one, we pay you a fixed monthly rent on the same date every month, regardless of whether the property is occupied. We operate it as serviced accommodation to verified corporate and long-stay guests, and we absorb all operating costs, voids and risk.

What types of properties do you accept?

Studios through to four-bedroom flats and houses in prime Central London. We can take properties furnished or unfurnished (we'll furnish at our cost if needed), vacant or with existing tenants in situ, and individual units or whole portfolios.

Who pays the utilities and council tax?

Charles Street Mayfair covers all utility bills, council tax, broadband, TV licence and ongoing consumables for the duration of the agreement. Your fixed rent is yours — net of every operating cost.

How is the property maintained?

Our in-house team carries out professional housekeeping between every stay, mid-term deep cleans, and monthly inspections with photographic reports shared with you. Reactive repairs are handled by our vetted contractor network — usually within 24 hours.

What happens if there is damage?

Every booking is covered by guest deposits, our internal damage reserve, and our commercial insurance. We restore your property to its original condition at our cost — not yours. At the end of the agreement, the property is professionally cleaned and handed back in equivalent or better condition.

How long are agreements?

Our standard agreements run three to five years, with options to renew. Longer terms unlock our best fixed-rent offers because they allow us to invest more in furnishing and styling your property.

Which locations do you cover?

We operate in prime Central London, with a primary focus on Mayfair, Soho and Marylebone. We also consider exceptional properties in adjacent addresses on a case-by-case basis.

Do I still own and control my property?

Absolutely. You remain the legal owner and freeholder/leaseholder throughout. Our agreement is a company let — comparable to renting to a single corporate tenant. You can sell, refinance or end the agreement at the agreed term.
