Rent to Rent in London — Done Professionally

Rent-to-rent has a mixed reputation, and rightly so. Done badly, it means inexperienced operators, unclear paperwork and unhappy landlords. Done properly, it is simply a long-term company let to a professional operator — and that is the standard Charles Street Mayfair works to.

Transparent Agreement

A clear written company let agreement that you (and your solicitor) can review in full before signing.

Fixed Monthly Rent

Agreed in advance, paid on the same date every month, for the full length of the agreement.

Established Operator

Charles Street Mayfair is a London-based property company with a single focus: long-term partnerships with landlords.

What does rent-to-rent actually mean?

Rent-to-rent is shorthand for an arrangement where a company leases a property from a landlord on a long-term agreement and, with the landlord's consent, sublets or operates it (typically as serviced accommodation). The landlord receives a fixed monthly rent. The operator carries the risk of occupancy. The legal vehicle for this is a company let — a commercial tenancy between the landlord and the operating company, set out in a written agreement.

How Charles Street Mayfair does it differently

We sign in our own name as the corporate tenant. The use of the property — as serviced accommodation — is disclosed up front and written into the agreement, with your explicit consent. We confirm that the intended use is permitted under your lease, mortgage and any local restrictions before any agreement is signed. We pay rent on the same date every month, maintain the property to a hotel standard, handle every certificate and licence, and return the property in the agreed condition. The arrangement is designed to be a long, quiet partnership — not a quick deal.

Common Questions

Frequently asked

Isn't rent-to-rent risky for landlords?+

It can be, with the wrong operator. The protection comes from working with an established company that signs a clear, disclosed agreement and confirms permissions before any let begins. That is the standard we work to.

Do I need my lender's or freeholder's permission?+

Possibly, depending on the property. We help check and, where consent is required, will not proceed without it.

What happens at the end of the term?+

The property is returned to you in the agreed condition, supported by inspection records kept throughout the agreement.
